SBA 504 Loan Consultant Needed for Veteran-Led Housing Project

I’m looking for a knowledgeable SBA loan consultant to help me shape and guide the financing strategy for a veteran-focused housing project. I am a veteran and currently lead a real estate holding company. I’m in the early idea and planning stage of acquiring a 20+-unit residential property, with the goal of financing it using an SBA 504 loan. I’ve also formed a nonprofit, to help subsidize rent for veterans and first responders using donations and grants. What I need help with: • Confirming SBA eligibility and structuring the deal • Understanding and complying with the 51% owner-occupancy requirement using my nonprofit or a mission-aligned operating business • Brainstorming creative but legal structures that allow for: • Preferred equity or outside capital • Walking through the SBA application process • Preparing for documentation and lender conversations • General guidance on the SBA CDC process and timelines Ideal Consultant: • Has direct experience with SBA 504 loans (real estate focused) • Understands small business ownership structures and leaseback strategies • Can offer both strategic input and practical step-by-step help • Familiar with veteran-owned business requirements, nonprofit integration, or multifamily property challenges is a major plus ⸻ Project Type: Consulting (Initial project with option for follow-on support) Estimated Duration: 2–4 weeks of active consulting (Ongoing as-needed support afterward) ⸻ If you’re experienced with creative SBA 504 deal structuring and can help vet the legal and financial strategy from day one to funding, I’d love to hear from you.
