I’m seeking an experienced, independent insurance consultant—not a broker—to audit and improve insurance coverage for seven tenant-occupied investment properties, including a condo. This is an actionable project: you’ll review current coverage and secure real quotes directly from top-tier insurers across multiple carriers. Every property must be covered at full Replacement Cost Value (RCV)—no stripped-down or ACV-based policies. You must ensure that all required coverages (including dwelling, liability, loss of rent, and any relevant condo-specific provisions) are included and that each property qualifies for the recommended coverage. This is not a theoretical analysis. You must contact insurers, secure quotes, and confirm the details of eligibility and protection. Scope of Work: Review 7 existing insurance policies (PDFs provided) Confirm whether each policy includes full RCV or only ACV Identify overpricing, broker markups, or gaps in protection Contact multiple top-rated insurers (e.g., State Farm, Liberty Mutual, Foremost, Safeco, Travelers) to secure quotes that reflect my needs Confirm each property qualifies for the recommended policy Ensure each new quote includes: Full replacement cost on structure Loss of rent Liability protection Tenant-related risk coverage Applicable condo coverage inclusions Provide a written report with: Comparison of premiums, carriers, and coverage terms Coverage validation vs. current policy Clear recommendations across multiple carriers (not bundled) Project Budget: Flat fee: $400 total Requirements: Background in underwriting, claims, or independent insurance consulting No broker affiliation or commission incentives—fee-for-service only Experience working with landlord/investment property insurance Comfort providing quotes and coordinating directly with insurers Bonus if you: Have experience with real estate portfolios or condos Are familiar with Georgia or Southeast property markets Can support future annual policy reviews
