Financial Modeling and Investment Analysis Support for Boutique Hotel Project
My background is primarily in marketing analytics, but I'm currently supporting a consulting engagement focused on the acquisition of a boutique hotel. While I’m handling market research and customer segmentation insights, I’m looking for an experienced financial analyst to help build a full underwriting model and strategic investment recommendations. Scope of work includes: Developing a complete Excel-based pro forma financial model Conducting market feasibility and operational benchmarking Recommending a capital stack strategy (debt/equity mix) Running sensitivity analyses (occupancy, ADR, expense scenarios) Summarizing findings in an executive-level presentation deck for investors and lenders Ideal background: Hospitality investment analysis or boutique hotel development Strong financial modeling and investment underwriting skills Experience advising on capital structures (debt vs. equity) Deliverables: Excel underwriting model with built-in sensitivity scenarios Executive summary with high-level investment recommendations I’ll be collaborating on the project from a marketing and customer analytics perspective and am looking for someone to focus on the financial and investment modeling. Open to hourly or fixed-price proposals depending on experience.
