Title: Real Estate Finance & Capital Raising Consultant – Project Prep & Syndication Support Description: We are a real estate investment group looking for an experienced real estate finance consultant to assist with preparing our project(s) for capital raising and online syndication. This includes building financial models, creating investor materials, and helping us list the opportunity on platforms such as CrowdStreet and RealtyMogul. Key Responsibilities: Develop or refine financial models (cash flow, IRR, ROI, pro forma) Create investor-facing materials (offering memorandum, one-pager, pitch deck) Advise on equity/debt deal structuring Help evaluate and prepare submissions to CrowdStreet and RealtyMogul Draft strong copy for investor profiles and digital marketing Required Skills & Experience: Real estate finance, investment, or development background Strong financial modeling and underwriting capabilities Familiarity with SEC rules for capital raising (Reg D 506b/506c, Reg A) Prior experience with CrowdStreet, RealtyMogul, or similar platforms Clear and effective communication and presentation skills Bonus: Marketing or layout/design familiarity Top Skills We Value: Real Estate Financial Modeling Underwriting & Deal Analysis Investor Pitch Deck & OM Creation Capital Raise Structuring Online Syndication Experience SEC Compliance Knowledge Copywriting for Investors CRM/Investor Portal Use Digital Fundraising Strategy Project Coordination & Communication To Apply: Please include: A short message about your experience Samples of past decks, models, or offering documents Names of platforms you’ve worked with (especially CrowdStreet or RealtyMogul) Your hourly or project-based rate and availability
