Architectural Feasibility Study & Schematic Design for Triplex Townhomes (Please read the RFP)

Project Description: We are looking to hire an architect or architectural designer to conduct a feasibility study and then create a schematic design for a new 3-unit (triplex) townhome-style residential building in Carson City, NV. A key feature for each unit will be a private rooftop deck. Phase 1: Feasibility Study Goal: Determine if developing a triplex with rooftop decks is viable on a specific site in Carson City, NV. Deliverables: Zoning/Code Summary: Review local (Carson City, NV)zoning and building codes (height, setbacks, parking, etc. attached ) and identify any potential issues or necessary variances. Site Analysis: Briefly assess site conditions, access, and any obvious constraints/opportunities. Basic Program: Work with us to outline approximate unit sizes (sq ft, #beds/baths). Massing Concepts (2-3 options): Simple diagrams showing potential building footprint, height, and how the triplex and rooftop decks might fit on the site. High-Level Budget Idea: A rough order-of-magnitude construction cost estimate. Short Feasibility Report: Summary of findings, risks, and your professional opinion on project viability. Phase 2: Schematic Design (Will proceed after we approve Phase 1) Goal: Develop a basic architectural design for the triplex. Deliverables: Floor Plans: For each of the 3 units (showing room layouts, rough dimensions). Exterior Elevations: Basic drawings of all sides of the building (showing general look, materials, windows/doors). Key Building Sections: To show floor heights and roof/rooftop deck relationships. Roof Plan: Showing rooftop deck layouts and access. Simple Site Plan: Building location on the lot, basic access. 3D Views (2-3 exterior): Simple renderings to help us visualize the design. Updated Preliminary Cost Estimate: A slightly more detailed cost idea based on the schematic design. What We Need From You (in your proposal): Your Experience: Briefly describe your experience with residential design, especially multi-unit projects, townhomes, and rooftop decks. Examples of similar past projects are highly welcome (links to portfolio or images). Your Process: How you would approach this project. Timeline: Estimated time to complete Phase 1, and then Phase 2. Fee: Your proposed fee for Phase 1. Please also provide a separate fee for Phase 2. Indicate if it's a fixed price or hourly with an estimated total. Location Confirmation: Please confirm you are able to research and apply zoning/building codes specific to (Carson City, NV). Important: We are seeking a design that is modern, functional, and effectively utilizes space, with consideration for buildability and reasonable construction costs.
