Financial Modeler/Advisor Needed for Boutique Hotel Development Project
We’re seeking an experienced financial modeler to support the development of a small, ultra-luxury boutique hotel in a rural setting. The ideal candidate will have a strong background in hospitality finance—specifically with luxury boutique or independent hotel projects—and be able to create investor-ready financial models and 10-year pro forma statements. Our company specializes in creating and developing distinctive, high-end boutique hotels. We’re looking for someone to collaborate with us on a project basis, with the potential to expand into a financial development consultant role if your experience and expertise align. Responsibilities: - Build a detailed financial model for a boutique hotel development project, covering both development and operational phases. - Create a comprehensive 10-year proforma, incorporating key assumptions around ADR, occupancy, RevPAR, NOI, CapEx, FF&E, and exit scenarios. - Assist in validating assumptions using relevant market data and industry benchmarks. - Collaborate on refining the financial strategy, including capital structure, funding requirements, and investor return profiles. - Deliver clear, well-documented outputs, including summary sheets and insights into key financial drivers and performance metrics. Requirements: - Proven experience in financial modeling and proforma creation for hospitality projects, particularly in the luxury boutique or independent hotel space. - Deep understanding of hotel operating models, metrics, and development lifecycles. - Advanced Excel skills, with the ability to build flexible, transparent models. - Strong analytical, problem-solving, and communication skills. - Ability to present complex data in a clear, compelling way to stakeholders and investors.
