We are looking to completely update the exterior of our split-level home to eliminate its existing split-level appearance and transform the house into a modern farmhouse-style residence. Our goal is to achieve a clean, contemporary aesthetic with a welcoming, functional, and timeless design. We also intend to remove the existing roof and incorporate pre-engineered trusses to create lofted ceilings throughout the home, offering a more open and airy atmosphere. As part of the update, we would be looking for a remodel of the inside to achieve an open floorplan, functional updated spaces and high ceilings. Deliverables: • The design architect will provide the following deliverables: o Design a 1,200-1,500 square foot addition. o Include detailed floor plans, elevations, and sections. o Ensure proper integration of the new space with the existing layout. o See Exhibit “A” for detailed architectural elements and room-by-room requirements. o See Exhibits “B-L” for Story Board visual aids. o Structural drawings and details. o Electrical plans and layouts. o Plumbing plans and layouts. Timeline: • The project will follow this timeline: o Initial Design Phase: 4-6 weeks o Review and Revisions: 2-3 weeks o Final Plans Submission: 1-2 weeks Approval: • Both parties will review and approve the final plans before proceeding to the construction phase. Any changes or modifications must be documented and agreed upon by both the homeowner and the design architect.
