**Project Title:** Full-System Buildout for High-End Design-Build Firm (SOPs, JobTread, Contracts, Website) **Project Overview:** I’m launching Joseph Hanna Development, a luxury residential design-build firm based in San Diego. We focus exclusively on custom estates and full-home renovations, with a refined, two-phase process (Pre-Construction + Construction) and a boutique, white-glove experience for high-end clientele. I’m seeking one experienced consultant—or a small, specialized team—to complete a 90-day full systems buildout, covering operations, contracts, JobTread setup, sales tools, and website/SEO. Operations & SOPs * Develop internal SOPs for each phase: Inquiry → Pre-Con → Construction → Warranty * Create 90-Day GamePlan, 1-Year Goals, and 3-Year Vision * Build scoreboard/KPI system for tracking leads, sales, production, and profitability * Define key workflows and team roles 2. Legal Contract Templates (California-Compliant) * Draft or refine: * Pre-Construction Agreement (Remodel + New Build) * Construction Contract (Remodel + New Build) * Subcontractor + Purchase Order Agreements * Bid Request, Invoice, and Change Order Templates * Warranty Terms (1/2/10 structure) 3. Sales System Finalization * Refine 5 client-facing decks: Presales, Discovery, WOW (Pre-Con), Construction, Handoff * Polish email sequence (8 stages aligned to client journey) * Finalize Discovery Call script * Ensure brand alignment 4. JobTread Setup * Configure JobTread: * Cost codes, cost groups, job templates, QBO sync * Client onboarding automation * Full setup * Automate updates, reporting, and file access 5. Website + Local SEO * Design and build a custom, minimal, luxury website (photo and video renderings will be provided later, currently in development) * Integrate JobTread intake form * CMS backend (Webflow, WordPress, etc.) * SEO for 12 San Diego cities * Setup GMB and backlinks **Ideal Candidate:** * Experience with luxury builders or design-build firms * Familiar with JobTread or similar platforms * Knowledge of California construction law (for legal scope) * Portfolio of SOPs, decks, or branding **Timeline:** All deliverables must be completed within 90 days.
