I’m working on my home renovation design project for a 1958 mid century ranch home in Texas. I need architectural drawings, BIM/3D models, structural, HVAC, electrical, plumbing alignment to lock down the design, ensure it’s code compliant. I’d like to have a few design scenarios. Considerations: 1. I do not have any CAD drawings, however, I can gather all the content and data needed (ex use Polycam for scanning + order a new survey). The survey I have is not acceptable (confirmed by design build contractors), although I can also share that for reference. 2. Power lines run parallel across the division of property lines in the backyard, I believe it’s a 25 ft easement to build a pool or ADU, for example. 3. Home is not in a flood zone. 4. There are 2 protected live oak trees in the backyard, which poses limitations of what can be built, ex in ground pool new concrete slab (for outdoor kitchen), there are city restrictions on impervious cover, 45% max of total lot size 5. Concrete slab exists in the back patio that allows for a sizeable expansion that can come close to the oak trees (per a local Structural Eng). I was told by a GC that it could be about 1000 SF 6. Design concepts/mood board already exist, direction already clearly defined. I need to verify feasibility of designs, refine, and visualise the remodel of the kitchen, bathrooms, and expansion to understand how best to optimize each space. There is quite a bit of wasted space in this home, but the home is in mint vintage condition, every contractor that comes by is impressed by its condition. . 7. Open to suggestions and collaboration, I welcome feedback and am decisive and practical. I understand that there are limitations with what can be built on this property, I won’t cause delays but I do expect the hire to bring ideas, options, and solutions to the table. Delivery timeline and project total budget to be discussed with hire.
