Job Description: I am seeking an experienced legal professional or real estate lease consultant to review a commercial lease agreement for a retail space. The goal is to ensure that the lease terms are fair, protect my interests as a tenant, and identify any risks, hidden costs, or unfavorable clauses. Responsibilities: • Conduct a thorough review of the commercial lease document (approximately 24 pages). • Identify and explain key terms, obligations, and responsibilities outlined in the lease. • Highlight any potentially unfavorable clauses, including but not limited to: rent escalations, CAM (Common Area Maintenance) charges, personal guarantees, indemnity clauses, exclusivity rights, renewal options, assignment/sublease restrictions, and early termination penalties. • Recommend edits, negotiations, or clarifications where necessary to better protect tenant interests. Requirements: • Proven experience reviewing commercial real estate leases, especially for retail businesses. • Legal background preferred but not required if significant practical lease review experience is demonstrated. • Strong knowledge of U.S. commercial leasing laws and best practices, specifically Colorado • Ability to clearly explain complex lease language to a non-legal audience. • Excellent attention to detail, communication, and critical thinking skills. • Ability to deliver the review and report within 2-4 business days.
