We are launching a boutique, members-only golf simulator club called Club 9, located in a soon-to-be renovated farmhouse-style building. To support our fundraising and bidding process, we are seeking an experienced designer or architect to create draft architectural plans and high-quality 3D renderings of the proposed renovations. The final deliverables will be used for investment decks, contractor bids, and city approvals. We will come back to finalize plans when kicking off construction. Scope of Work: Please include the following in your proposal: Exterior Renderings 2 daytime views of the renovated exterior, front and back/side back Must include: black vertical siding, black standing seam metal roof, modernized black windows and door, modern landscaping, paver walkway, and a bronze or brushed metal "CLUB 9" sign with LED backlighting. Optional: an evening view with lighting Interior Renderings One view of the simulator bay area (3 bays with hitting mats and screens) One view of the lounge/waiting area (modern furniture, bar-style seating, wood + dark tones). Note: the facility will not have a "Bar" or restaurant. We will not be serving food or beverages. We will have a vending machine or fridge for members food and drink they can bring. Optional: an overhead view or cutaway showing the entire layout Architectural Floor Plan 2D plan showing layout and room functions: 3 bays, lounge, 1 restroom, equipment storage (optional). Include dimensions and labels (imperial units preferred) Basic Site Plan Rough layout of the outdoor footprint including walkway, entry, driveway, and landscape zones Material Reference Sheet (optional but preferred) Basic color/material palette: siding, roofing, flooring, walls, signage, lighting Please Note: Estimated current budget for the exterior and interior is 100k, not including simulators. Roof and siding 30k, doors & Windows 20k, landscaping 5k, interior 45k. Please feel free to move windows, doors, as you see fit. What We’ll Provide: Photos of the current property Rough floor plan sketch and measurements Sketchup style file that includes current dimentions Style references and branding direction AI Renderings already created as aesthetic guidance Address of property to see overhead in google maps. What to Include in Your Proposal Relevant past work or portfolio (especially if related to fitness, retail, or entertainment spaces) Which software you will use (SketchUp, Revit, AutoCAD, Lumion, etc.) What formats you will deliver (DWG, SKP, high-res JPEGs, etc.) Number of revisions included Estimated timeline and pricing This is a fast-moving project. Preference will be given to those who can start immediately and deliver drafts within 7–10 days.
