Property World Network Limited is seeking a motivated and self-sufficient Manager to independently oversee Sales, HR, and Investor Relations within our property investment team. With expertise in property investment strategies like Rent-to-Rent, Serviced Accommodation, HMO, and Lease Options, you will manage daily operations and strategic initiatives, receiving input from the Director primarily on Tuesdays. The role is ideal for someone who thrives working autonomously and can drive growth in sales, investor relations, and team training with minimal oversight. ### **Key Responsibilities:** #### **Sales Management & Training:** - **Sales Strategy & Target Achievement:** - Develop and implement effective sales strategies to drive property investments and partnerships, achieving and exceeding sales targets. - Lead sales efforts, including generating leads, networking, and closing deals with a focus on property investment services. - **Sales Team Training:** - Design and deliver a structured training program on property strategies (Rent-to-Rent, HMO, Lease Options, etc.), including interactive workshops and one-on-one coaching. - Create and update training materials, using role-playing and case studies to enhance team skills in understanding and selling property investments. - Coach team members on tailoring sales pitches to client needs, articulating potential returns, and effectively positioning investment opportunities. - **Client Relations & Needs Analysis:** - Train the team to analyze client needs and align them with suitable investment options, emphasizing a consultative sales approach. #### **Human Resources Management:** - **Talent Acquisition & Recruitment:** - Lead the recruitment process to attract candidates with relevant property expertise, overseeing onboarding for smooth team integration. - **Employee Development:** - Conduct performance reviews and implement training programs that focus on professional growth, especially within property-focused roles. - Oversee compliance with HR policies and UK employment laws, managing documentation for payroll, benefits, and performance. #### **Investor Relations Management:** - **Investor Acquisition & Retention:** - Build and manage strong investor relationships, focusing on property investment strategies and securing new partnerships. - Prepare and present investment proposals with clear financial projections, guiding investors on Rent-to-Rent, HMO, and Lease Options deals. - **Networking & Investor Events:** - Organize investor meetings and networking events, presenting property opportunities and fostering investor confidence. #### **Property Strategy & Collaboration:** - **Property Expertise:** - Use your deep understanding of property strategies to guide sales, HR, and investor activities, ensuring they align with business goals. - Collaborate with property management teams to assess the viability of deals and ensure compliance with UK property regulations. - **Deal Structuring & Financial Oversight:** - Support the structuring of property deals, negotiate terms with investors and landlords, and provide financial analysis and projections. ### **Qualifications & Experience:** - *Experience** in Sales, HR, or Investor Relations with property expertise in Rent-to-Rent, HMO, Serviced Accommodation, and Lease Options. - Demonstrated experience in training sales teams on property strategies and managing investor relationships. - In-depth knowledge of **UK property laws** and HMO regulations. - Strong **communication, presentation, and financial analysis skills**. ### **Key Competencies:** - **Property Knowledge:** Extensive understanding of property investment strategies and the ability to train teams on effective sales approaches. - **Leadership:** Ability to lead and manage teams in Sales, HR, and Investor Relations, with a focus on training and development. - **Sales & Investor Relations:** Expertise in building client relationships, presenting investment opportunities, and driving deal closures. - **Autonomy:** Able to work with minimal supervision and independently lead responsibilities, consulting with the Director on Tuesdays. --- **Application Deadline:** 6th of May,2025 **To Apply:** Please send your CV. ** Annual Salary : £23795 for 40 Hours per week ** This role offers an exciting opportunity for a self-starter with a property background to lead Sales, HR, Investor Relations, and Team Training with the freedom to work autonomously.
