I am in need of a site Plan that includes a drawing of my commercial building which consists of 5,064 Square Feet, 1 story 10' concrete walls by (Superior Walls) a wall manufacturer. Site Plan has to be approved by the township. MUST BE NCARB CERTIFIED IN PENNSYLVANIA I have the sketch of the building and they already have given me a price to manufacture. I can send the sketch once you contact me. I was told that they provide a blueprint of the building for me. I am more interested in obtaining the following from you: Water and Storm Drainage Drawing (Plan). Plumbing Drain Drawing (Plan) HVAC Drawing (Plan). Electrical Drawing (Plan) Fire Sprinkler system Drawing (if needed) I am sure that you can determine from Local Township if it is needed. Note: I have 9.4 acres of industrial land. 8.3 acres is industrial and 1.1 is zoned R-3 residential multifamily. The building on the 8.3 acres will be my corporate headquarters and I will be expanding to build more buildings in the future. I would like to build multifamily housing on the 1.1 acres that is zoned residential. I would like to build more 1 story offices and shops, retail in the main building. I am not sure if I need to get a variance because I am not sure I can build any retail establishments on Light Industrial land which it is zoned. Some of your experienced ideas would help.
