We are looking for a skilled real estate analyst or market research professional to assist with creating a comprehensive Comparative Market Analysis (CMA) for new residential subdivisions in California. The focus of this project will be to determine competitive pricing and analyze both new home competitors and resale home sales data to establish accurate pricing for proposed new homes. Key Responsibilities: Use a pre-existing template provided by the company to create a CMA for residential subdivisions across various regions in California. Analyze recent resale home sales data and assess competitive new home pricing across the state. Gather detailed information on new home communities including tax rates, amenities, and other key data points. Determine competitive pricing based on location, home features, and local market conditions. Identify the most relevant home plans, features, and specifications that appeal to target buyers in different California regions. Present clear, detailed findings and recommendations for the proposed pricing of new homes. Ensure that data is accurate and up-to-date for each community researched. Skills Required: Strong experience in real estate market research or property valuation. Proficiency in comparative market analysis (CMA) for residential properties. Familiarity with tax rates and local regulations in California. Attention to detail and ability to analyze large amounts of data to derive actionable insights. Excellent written communication skills to clearly present findings and recommendations. Ability to work independently with minimal guidance and meet deadlines. Preferred Qualifications: Previous experience working with residential subdivisions and new home pricing. Familiarity with real estate data sources and software tools. Knowledge of the California housing market and current trends. Experience using market analysis templates for CMA creation. Project Details: Duration: Ongoing with potential for future work as additional subdivisions need analysis. Compensation: To be determined based on experience and project scope. Location: Remote work (preferably with knowledge of California's real estate market).
