Job Description: We are a dynamic real estate investment company looking for an experienced Wholesaling & Dispositions Specialist to join our team. This is a high-impact, commission-based role where you’ll manage the wholesaling process and disposition of properties, turning hot leads into profitable deals. We generate 20+ hot leads per month, and we need someone with the skills and hustle to close them. Key Responsibilities: Wholesaling: Manage the full wholesaling process, including evaluating leads, negotiating with sellers, and securing properties under contract. Dispositions: Market and sell contracted properties to cash buyers, ensuring quick and profitable closings. Lead Management: Work with 20+ hot leads per month provided by our team, following up promptly and converting them into deals. Deal Analysis: Assess property values, repair costs, and potential profit margins to ensure viable wholesale deals. Buyer Network: Leverage and expand our existing cash buyer network to move properties quickly. Documentation: Handle contracts, assignment agreements, and closing coordination with title companies or attorneys. Communication: Provide regular updates on deal progress to the team and maintain strong relationships with sellers and buyers. Skills and Qualifications: Proven experience in real estate wholesaling and dispositions, with a track record of closed deals. Strong negotiation skills to lock up properties and maximize profits. Familiarity with real estate contracts, assignment processes, and closing procedures. Ability to analyze deals quickly and accurately (e.g., ARV, rehab costs, comps). Established network of cash buyers (preferred) or the ability to build one fast. Highly organized and proactive, with the ability to manage multiple deals simultaneously. Excellent communication skills for dealing with sellers, buyers, and team members. Comfortable working remotely and independently with a results-driven mindset. Preferred Qualifications: Experience with tools like PropStream, BatchLeads, or similar for deal analysis and lead management. Background in distressed property transactions or working with motivated sellers. Knowledge of real estate marketing to attract buyers (e.g., email campaigns, social media). Compensation: Commission-Based: Earn 15% commission on every deal closed. Deal Value: Average deal profit is $15,000, meaning $2,250 per deal in commissions. With 20+ hot leads per month, top performers can close multiple deals and earn substantial income. No base pay—this is a performance-driven role for motivated closers. Hours & Availability: Flexible hours, but must be available to respond to leads and buyers promptly. Preferred availability during U.S. business hours (EST) for communication and closings.
