THE PROJECT: Home Addition by enclosing the existing U-shape front porch. THE IDEA: I live in a very small 2/1 single-story ranch made of cinderblock and clad in brick. My home was built in 1947 and has no basement, just a very small 18" crawlspace. I already converted the garage into living space. Now I would like to enclose my front porch. No need to knock down walls, just turn this 17'W porch into the Primary bedroom. With setback restrictions, I think I can build out 17'L toward the sidewalk/street, so the addition would be 17'x17', giving me a 289 sf room. PROJECT DETAILS: - I have 3 different rooflines that meet at the front porch making the addition a bit complicated. - I would like to move the front entrance to where the garage door used to be (the double windows on the left of the house at end of driveway) - I will brick up the large picture window in the porch to make that bedroom private. - I will make the current front entry door into a regular bedroom door. - I would like to make that small window that faces the porch into a hallway. (It's the small window to the right of the front entrance door.) For now that hall will lead into a very small room that will become a closet. But in the future I would like to make it the Primary bathroom. (Just don't have the finances yet.) - I would also like a separate exterior entrance to this new room. Perhaps a sliding glass door on the side, near the relocated front entrance in the garage. But have it on the side of room. That way when you stand in front of the house you don't see 2 entrances. - I think I can tap into my current furnace ducting for heat, but am open to adding a mini-split system or perhaps an electric fireplace with great BTU. PERMIT NEEDS: - I am in Denver, CO, the hardest city in the world to get a permit. I will need a survey, environmental tests, etc. and am gathering those now. - I don't have current "as-is" drawings, but I can get measurements of all the rooms to make those. - I don't need anything fancy. No 3D images, color renderings, etc. Just a set of permit-ready drawings with structural engineering requirements. - The City of Denver makes it very hard to get a permit - so they may make us do corrections if we do not give them clear and complete drawings. I will need a structural engineer PE stamp before the city will issue a permit, so it would be great if you know a CO engineer who would help. DESIGN: - My favorite "style" of home is mid-century modern, so if we could design the front to give it that modern look, that would be great. - I think that porch room needs as much light as possible. - We get a fair amount of snow in Denver, so flat roofs are not a good idea. (Neither are skylights.) PHOTOS: I have attached a photo of my home, 2 images of mid-mod styles just for inspiration, and a Google Earth shot showing rooflines. BUDGET: Please know that I admire the work that architects and engineers do, so I feel the need to apologize for my small budget.
