Seeking NJ-Licensed MEP & Structural Engineer – New Light Commercial Vanilla Box Building


Description: We are seeking a New Jersey-licensed Structural Engineer and a New Jersey-licensed MEP Engineer (Mechanical, Electrical, Plumbing) for a new, attached, two-story light commercial building located in New Jersey. This project will be delivered as a vanilla box shell for future office tenant fit-outs. We are looking for competitive pricing from genuine, licensed professionals only—no agencies or impersonators. --- Project Overview: We are attaching a PDF of the building plans for your reference. While the current layout shows a medical office fit-out, this will be redesigned as a vanilla box, stripped of all interior partitions and specialized MEP systems. The new design will use: Wood open-web trusses Bearing walls on a slab foundation Base building utilities and code-compliant MEP stub-outs for future tenants --- REQUIREMENTS – DO NOT APPLY UNLESS YOU MEET ALL: We are only accepting proposals from professionals who meet all of the following: License Verification: Full legal name, engineering discipline (e.g., PE Mechanical, PE Structural), and NJ license number Screenshot of your NJ license verification from the NJ Division of Consumer Affairs A brief summary of a similar NJ project you’ve recently signed and submitted A redacted stamped drawing you personally prepared (with client info removed) --- Required Task – Design Assessment: For Structural Engineers: Review the attached plan set. Provide a brief paragraph describing: Your proposed structural system for converting this into a vanilla box using wood trusses and bearing walls How you would handle lateral load resistance Any foundation or framing transition considerations per NJ code (Optional: Include a simple sketch or layout diagram.) For MEP Engineers: Provide a brief paragraph explaining: What base MEP systems you would include in the vanilla box (i.e., minimum electrical, plumbing rough-ins, HVAC strategy) How you’d prepare for future office tenant fit-outs Relevant NJ code requirements or submission procedures you typically follow (Optional: Include a sample riser or simple MEP layout.) --- Zoom-Based Identity Verification (Required): Before selection, candidates must: Join a 3–5 minute Zoom call to verify their identity Screen share their CAD or Revit environment to show their embedded seal and name Walk through the proposed system at a high level (live) --- Pricing & Timeline: Please include: Your fixed fee or hourly rate for signing and reviewing architectural/structural/MEP drawings Your typical turnaround time This is an active project from a NJ-based architectural firm.
