Essentia Capital Partners is seeking an experienced Real Estate Underwriter to support the launch of our upcoming Self-Storage Fund, set to go live in May. We’re looking for a detail-oriented freelancer with a minimum of 3–5 years of underwriting experience in private real estate funds, ideally with a background in self-storage, industrial, or multifamily assets. Key Responsibilities: Assist with due diligence and underwriting for prospective self-storage acquisitions and developments Analyze financial models, rent rolls, operating statements, and market comps Create and refine investment underwriting models in Excel Collaborate with the investment team to prepare materials for investment committee review Qualifications: 3–5+ years of real estate underwriting experience with private real estate funds Strong Excel and financial modeling skills Familiarity with self-storage underwriting is highly preferred Ability to work independently and meet tight deadlines Project Duration: ~2 months, with potential for ongoing work as the fund expands
