The need is a second story deck with simple layout plan that conforms to the building codes in King County, WA. Summary: * dimensions: 17' x 9' * NO stairs. just a rectangular box at same level as second floor of home * pressure treated wood deckings preferred (vs synthetic/composite) * Standard store-purchase wood railings (probably 6 sections of 6 feet railings from HomeDepot cut to proper lengths) * 4x4 wood posts to attach the railing * footers will be designed by myself (see below) * Beams: 6x6 (that's required code for 8' or higher in WA state) * Beams will be inset to allow rim joist to be cantilevered 18 inches (code here in WA state is max 24 inches) * joists: i'm thinking 2x6's but might be convinced of wider. * rim joists: i'm thinking 2x10's * Truss (atop the external beams) sistered 2x10's * Knee braces for the posts (standard fare) More details: * The deck will come out of sliding glass door on one side and adjacent window on the other. It is 17 feet wide. A ledger board will need to be attached to the house and the deck will need tob e be both hangar-fastened and torsion-bolted to the home* timberlok type five inch screws attachments preferred instead of lag bolts for attaching deck joists to house joists through the ledger * deck is on grade on a small retaining wall. The footings take that into account by extending the concrete column deeper so that the footers themselves are completely below grade of the ground outside the retaining wall. I will be handling the engineering of this with County directly. the footers will be over-engineered for structural strength and exceeding code * railings code here are 36 inches with 4 inch gaps . The HomeDepot railings will provide that * height above ground is 8 feet to 11 feet * The deckings should have the requisite hairline spacings to allow permeability * The underlying ground (beneath the small retaining wall added soil) is compacted soil Scope of work: * fairly simple diagram of rectangular deck should suffice. beauty is of no purpose. * Details on the ledger board, flashing, attachment to the home, home joists, and joists attachments to the ledger board , hangars and TimberLok attachments are the most important part of the entire package. Please throw in diagrams you have of these : stock is OK if they provide the sufficient material for an architectural review * SE diagrams for the railing attachments to the railing posts and the railing post attachments to the rimjoists along with knee braces are the second most important item. Stock content that justifies the requirement is OK. * If you have access to SE diagrams for the TimberLok stuff add it in If you have done this before for other basic decks this all should be a modest size job.
