Underwriting Model for Evaluating Construction Projects

We are a construction company that manages infill projects inside of mobile home communities. We do not self-perform any work — our role is to coordinate all subcontractors, manage construction schedules, and ensure the homes are installed efficiently and profitably. We’re looking for a financial modeler to build a custom Google Sheets underwriting tool that helps us analyze projects before we bid on them. The model should help us evaluate both overall project profitability and subcontractor-level economics. This tool will be used internally to make go/no-go decisions and structure proposals to our clients and vendors. The model must include: Ability to plug in subcontractor pricing by scope (e.g. trenching, pedestal installation, final grade, etc.) Estimated material costs that we might purchase and provide General project overhead such as equipment rentals, porta-johns, dumpsters Project duration and timeline-based cost implications Capital needs and timing of payments (cash flow modeling) Gross profit and net profit outputs Ability to compare different scenarios (e.g. 30 lots vs 50 lots) Attached is an example of an estimate we provide to clients. In our structure, each category (e.g. site preparation, home installation) contains a collection of scopes, and each category has a single timeline. We do not assign timelines to each individual scope. For example, the “Site Preparation (Pre-Home Delivery)” category has a 2-week timeline to complete all associated scopes. This simplifies scheduling and improves clarity in our cash flow forecasting. At the same time, we need to make informed offers to subcontractors for these same collections of scopes. We want to be equipped to estimate their likely labor and material costs and evaluate their potential profitability before presenting pricing. The tool should help us better understand the subcontractor's perspective and ensure that our offers are realistic and sustainable for both parties. Requirements: Must be built entirely in Google Sheets Clean, user-friendly layout with clearly defined inputs and outputs Experience with construction finance, estimating, or subcontractor pricing tools Ability to build dynamic, scalable models that can adapt to different project sizes and types If you've built similar tools before or have experience supporting general contractors with bidding or financial modeling, we’d like to see examples.
