**Position: Capital Strategy & Financial Modeling Advisor for Escape** Escape is seeking a highly skilled and results-driven financial advisor or consultant with deep expertise in real estate underwriting, pro forma development, financial forecasting, and institutional-grade investment presentations. This is a mission-critical role focused on supporting our $100M capital raise and long-term financial strategy in the luxury vacation rental and short-term rental sector. **Key Responsibilities:** - Build dynamic, investor-grade **pro forma models** that reflect Escape’s vertically integrated business model, asset acquisition strategy, and operational scalability. - Conduct detailed **underwriting** of property-level and portfolio-wide financials, with consideration for distressed asset repositioning, renovation costs, and short-term rental revenue streams. - Prepare robust **financial projections**, **cash flow statements**, and **EBITDA** analysis that align with market realities and investor expectations. - Structure and articulate **investment waterfalls**, capital stack scenarios, IRR models, and LP/GP splits in accordance with institutional investment standards. - Translate technical financial data into compelling, **visually engaging pitch decks** tailored for private equity, venture capital, family offices, and institutional investors. - Stress test **financial assumptions**, conduct market comps, and ensure all modeling withstands due diligence from sophisticated investors. - Collaborate with the leadership team on capital strategy, fund structuring, and investor communications. **Requirements:** - Proven experience in real estate finance, preferably within short-term rentals, hospitality, or private equity-backed ventures. - Mastery of Excel-based financial modeling, investor pitch creation, and scenario analysis. - Deep understanding of capital markets, fund mechanics, and the financial nuances of STR acquisitions, DSCR loans, and renovation-based value creation. - Strong storytelling skills in both numbers and narrative, with the ability to communicate complex models to both finance professionals and visionary investors. **Preferred:** - CFA, CPA, MBA or relevant advanced financial credentials. - Experience in raising capital for REITs, syndications, or real estate funds. - Familiarity with Guesty, Avantio, or other PMS systems is a plus.
