I have a spreadsheet that does a great job analyzing residential properties to do a quick analysis of potential deals, but it is limited to one loan/one scenario. I would like to make it more flexible so that I could include first lien and second lien positions, and also a cash-out refi to buy-out my capital investors at some point in the future, all while presenting the lender(s) returns based on interest and an equity payout, and my cash-on-cash returns and projected equity after buying them out. In addition, I want to be able to quickly test different revenue assumptions and their impact on returns (such as future rent declines, lower long term appreciation returns, etc.). Attached is the current spreadsheet to give an idea of what I currently have. I would like to discuss over the phone my goals for the new one.
