Architect Needed to Design Home – Full Mock Design, Renderings & Construction Plans (~2500 sq ft)

Description: We are seeking a talented and experienced freelance architect to help bring our dream home to life. We are in the early stages of planning a new construction project and are looking to have full architectural plans created, including both mock designs/renderings and detailed construction-ready plans. Project Overview: Style: Georgian-style home Square Footage: ~2,500 sq ft (not including basement) Lot Assumption: Home to be designed for a 2-acre plot (we do not own land yet) Structure: 2 stories, square floor plan, with dormers on the front roof We would like two exterior variations: One with a brick front, and One with horizontal wood paneling Design Requirements: First Floor: Front foyer with coat closet; Den/office; TV/playroom (for kids); Large open concept kitchen and living room (located at the rear of the home); Half bathroom; Mudroom with a door leading to the driveway side Second Floor: Master bedroom with ensuite bathroom and walk-in closet; 3 additional bedrooms, each with a closet; Laundry room; 1 full bathroom with a shower (exclusive to one of the bedrooms); 1 full bathroom with a tub, accessible from the hallway Basement: 1/2 unfinished storage Additional Specs: 10 ft ceilings on all levels, including basement; Designs must be created with the intention to move to construction phase; Landscape/Hardscape design front of home only. Final deliverables should include: 3D exterior renderings (for both façade styles); Detailed construction plans (floor plans, elevations, cross-sections, etc.) What We’re Looking For: Proven experience designing single-family homes; Familiarity with Georgian-style architecture (interior & exterior); Ability to provide revisions as needed based on feedback; (Bonus) Experience designing for East Coast US suburban settings (we live in NJ) To Apply: Please include the following in your proposal: Portfolio with similar residential design work; Your estimated timeline and pricing Thank you!
