We are a real estate investor seeking a skilled and proactive Real Estate Agent with expertise in acquisition management, property evaluations, and appointment setting to collaborate on identifying, evaluating, and closing investment property deals. Our goal is to build a long-term partnership with a professional who understands the unique needs of real estate investors, can source off-market and undervalued properties, coordinate property visits, and manage lead generation through appointment setting, ultimately maximizing returns through strategic acquisitions and sales. Project Scope & Objectives: Partner with a real estate investor to locate and secure investment properties that align with specific criteria (e.g., cash flow potential, appreciation, fix-and-flip opportunities). Act as an Acquisition Manager to oversee the sourcing and evaluation process for potential deals. Conduct Property Visits to assess investment opportunities and provide detailed reports. Serve as an Appointment Setter to schedule meetings with sellers, wholesalers, and other key contacts for deal opportunities. Provide market analysis and insights to identify profitable areas and opportunities for investment. Assist in negotiating deals, managing transactions, and coordinating with other professionals (e.g., inspectors, appraisers, title companies). Support the investor in building a portfolio of income-generating or high-return properties. Key Responsibilities: Property Sourcing & Acquisition Management: Identify on-market and off-market properties meeting the investor’s criteria (e.g., location, price, potential ROI, property type) as an Acquisition Manager. Leverage local networks, MLS access, wholesalers, auctions, and direct outreach to find undervalued or distressed properties. Conduct preliminary analysis of properties, including cash flow projections, repair costs, and market trends. Property Visits & Evaluations: Schedule and perform Property Visits to physically inspect potential investment properties. Document property conditions, take photos/videos, and provide detailed reports on repair needs, potential value-add opportunities, and overall suitability for investment. Assess neighborhood factors (e.g., safety, amenities, future development) during visits to support investment decisions. Appointment Setting & Lead Generation: Act as an Appointment Setter by reaching out to property owners, wholesalers, and other sources to schedule meetings or property showings for the investor. Manage a calendar of appointments and follow up with leads to ensure consistent deal flow. Build relationships with key contacts to maintain a pipeline of potential opportunities. Market Research & Analysis: Provide detailed market reports on target areas, including rental rates, appreciation trends, vacancy rates, and economic indicators. Advise on emerging markets or neighborhoods with high investment potential. Assist in determining ARV (After Repair Value) for fix-and-flip opportunities. Deal Negotiation & Transaction Management: Negotiate purchase prices, terms, and contingencies on behalf of the investor to secure the best possible deals. Manage the transaction process from offer to closing, ensuring all documentation, inspections, and due diligence are completed efficiently. Coordinate with lenders, title companies, contractors, and other stakeholders as needed. Portfolio Strategy Support: Collaborate with the investor to align property acquisitions with long-term investment goals (e.g., rental income, flips, or hold-and-appreciate strategies). Provide insights on property management options or tenant placement if the investor retains properties for rental income. Sales Support (Optional): Assist in listing and marketing properties for sale when the investor decides to exit an investment. Negotiate sales terms to maximize profit on disposition. Commission Structure (Aligned with New NAR Rules): In compliance with the 2024 NAR settlement rules and updated policies, commission structures must be transparent, negotiable, and agreed upon in writing before services are rendered. As such, we propose the following customizable structure, which will be finalized in a signed Buyer Agency Agreement or similar contract: Buyer-Side Commission for Acquisitions: A negotiable commission of [e.g., 2.5% - 3%] of the purchase price for properties sourced and closed on behalf of the investor. (Note: Under new NAR rules, buyer agent commissions are no longer automatically covered by the seller via MLS and must be negotiated directly with the investor/client or seller as applicable.) Seller-Side Commission for Dispositions (if applicable): A negotiable commission of [e.g., 2.5% - 3%] of the sale price for properties listed and sold on behalf of the investor. Hybrid Fee (Optional for Non-Transaction Work): For non-transactional tasks such as property visits, appointment setting, and market research, an hourly rate of [e.g., $25 - $50/hour] or a flat monthly retainer of [e.g., $500 - $1,000] may be agreed upon to cover time-intensive acquisition management duties. Transparency Clause: All commission and fee structures will be clearly outlined and agreed upon in writing before commencing work, per NAR guidelines. We are open to discussing alternative structures (e.g., reduced commission with higher volume, performance bonuses for high-ROI deals) based on your proposal and experience. Skills & Experience Required: Active real estate license in [specify state/region where the investor operates]. Proven experience as a Real Estate Agent, with a track record of working with investors or handling investment properties. Strong knowledge of local real estate markets, including trends, pricing, and investment opportunities. Expertise in sourcing off-market deals through networking, wholesalers, or direct outreach. Excellent negotiation skills to secure favorable terms for property purchases and sales. Familiarity with investment metrics such as cash-on-cash return, cap rate, ROI, and ARV. (Preferred) Experience with fix-and-flip projects, rental properties, or multi-family investments. Strong communication, organizational, and time-management skills to handle multiple roles (agent, acquisition manager, appointment setter) and maintain clear updates for the investor. Ability to conduct property visits, document findings, and travel to locations as needed. Comfortable with cold calling, lead follow-up, and relationship-building for appointment setting. Deliverables: A consistent pipeline of potential investment properties that meet the investor’s criteria, with detailed analysis for each. Comprehensive market reports or insights for target investment areas as requested. Detailed reports and media (photos/videos) from Property Visits for each evaluated property. Scheduled appointments and meetings with sellers or deal sources as part of Appointment Setting duties. Successful negotiation and closing of property deals on behalf of the investor. Regular updates and communication on deal progress, market conditions, and new opportunities. Budget & Timeline: Budget: Compensation will primarily be commission-based as outlined above, with potential hourly or retainer fees for non-transactional tasks (property visits, appointment setting, research). Total monthly budget for non-commission work is [e.g., $500 - $1,500], depending on workload and agreed terms. We are open to proposals based on experience. Timeline: This is an ongoing partnership with an initial commitment of [e.g., 3-6 months], starting as soon as possible.
